Deposits A provisional booking can be made but only confirmed on receipt of a non-refundable deposit of £50 followed by full payment 4 weeks prior to arrival. When a booking is made within 5 weeks of the arrival date, the full rate is payable. A confirmation will be e-mailed and a legal contract has been formed. Payment can be made by cheque, bank transfer or credit card.
Price Changes and Alterations We reserve the right to amend any prices or details due to omissions or errors.
Payment Method Our preferred method of payment is by bank transfer/Bacs. We also take card payments or cheque.
Linen and towels, heating and hot water Heating and hot water are inclusive in all our properties. We provide a bath towel and hand towel per person. Bed linen is provided. Cot linen is never provided due to health and safety recommendations.
|Final Payment The confirmation will show the balance due. The full balance must be paid no later that 4 weeks prior to the start of your holiday.. A receipt will be e-mailed. Your phone call or e-mail a few days prior to arrival will confirm the final key collection arrangements.|
Holidaymakers Agreement Holiday makers must agree to:a. pay for any losses or damage (excluding reasonable wear and tear),. b. take good and reasonable care of the property and to leave the property and all equipment in a clean and tidy condition. c. permit the owners access to the property. d. abide by and not exceed the total number of persons in the property as stated on the confirmation.
Car Parking Free parking is available for 2 cars. Additional parking might be available for day visitors. Cars are parked at holidaymaker's own risk.
Baby Equipment Cot and highchair are available and need to be booked in advance. Due to health and safety we are not able to provide cot bedding or linen.
|Cancellation Charge Should you have to cancel your holiday for whatever reason, we require all cancellations to be notified by telephone and confirmed in writing or by e-mail. Onreceipt of the written cancellation we will endeavour to re-let the property, and if successful refund the rate minus the deposit.|
Non-Availability of Property Should the case arise that the property, for reasons beyond our control, is not available after booking has taken place, all charges paid in full by the holidaymaker will be returned in full. The holidaymaker will have no further claim on the owner.
Internet/TV Superfast broadband is provided in all cottages. Smart flat screen TVs are situated in the lounges. Complementary Netflix is available.
|Holiday Insurance Your booking is a legally binding contract, and like all contracts you should protect yourself in case things go wrong. To avoid the added stress of cancellation charges and for your complete peace of mind we highly recommend that you take out holiday cancellation insurance..|
Complaints and Losses All complaints must be notified to the owners immediately so that an investigation can take place and any action taken as necessary. Compensation cannot be made for any complaints that are made after the holiday period has ended or where the holidaymaker has denied the owner access to resolve such matters. We cannot accept responsibility for any items left behind in your accommodation after you have vacated the property, however, for the cost of the postage we will return them to you by post.
Wi-Fi High Speed Wi-Fi is available in all cottages . Some blind spots might arise due to stone buildings.
Recycling Holidaymakers are requested to recycle waste in line with instructions provided in the cottages.
|Changing a Booking A change of holiday after the deposit is received constitutes a cancellation. If you need to change the date, we will endeavour to do so with no extra charge.|
Legalities The 'lead party' (who must be over 18) name must take responsibility for the entire party booking. Should any of the party members not conform to any of these conditions, the owner reserves the right to enter the property and terminate the tenancy.
Key collection Holidaymakers are requested to phone or e-mail an estimated time of arrival a few days prior to arrival. Owners live on the farm and like to welcome guests. A 'Street View Easy to find Guide' can be e-mailed or is available to download from the websiste.
|Departure and Arrival Check in time is between 3.30 pm and 6 pm and on the day of departure we ask that the cottage is vacated by 10 am. It is important for insurance purposes that only the people listed on the booking confirmation can stay on the property. Any alteration should be noted and agreed prior to the stay. Cottages are cleaned between 10am and 3.30pm. We appreciate that people often arrive early to the area and want to get into the property but we need the time to get maintenance issues resolved and to complete cleaning and checks.|
Dog/pets We accept well behaved dogs but puppies are not allowed or any other pets, Dogs are not allowed on furniture or into bedrooms and all their bedding. Blankets and feeding equipment should be brought. No dog should be left un-supervised at any time in the property. All dogs must be kept under control and on the lead around the farm at all times due to free range poultry .
Families please note that children need to be supervised around the farm at all times.
